Fountain Hills Market Conditions - November 2010

As of November 1st, there are currently 537 homes for sale in Fountain Hills - 325 of those are single family homes and 122 (of the total) are distressed (either Short Sales or Foreclosures). That's still about 25% of our active listings and relatively unchanged from last month even with the supposed freeze on foreclosures. The average price is $541,258. There are 69 homes that have gone under Pending Status (under contract) and the average number of days on the market were 188. The average price of those Pending Sales is $334,426. There were 32 single family homes that sold/closed escrow in October with an average sales price of $406,922. On average, sellers are gettting about 95% of their list price. Fountain Hills home values are down by an average of 50% from 2005-2006. Couple that with historically low interest rates and you have a really great deal. The time to buy is NOW! Halloween Pets and Their People

 
It's hard to believe that the holiday season is upon us again.  Halloween has come and gone, Thanksgiving is in just around the corner, then Christmas and Chanukah. I have to admit that I do miss having a White Christmas, but it's a small sacrifice in the grand scheme of things.

The 3rd Annual Pets and Their People costume contest was another smash hit. I think there were about 100 entries this year. So, each year has been bigger and better than the last. The costumes were adorable and you could tell that people really put a lot of effort in it. The stage, the music, and the judges all made for a real top notch event sponsored by Sami Jack of Sami's Fine Jewelry. No, my Jake & Elwood did not get to participate... maybe next year. After the pet contest we had all the liittle trick or treater's on the Avenue. The next big Fountain Hills event will be the Thanksgiving day Parade. I think it's the largest parade west of the Mississippi. If you are in town you should come on down and join in the fun!
