Everything Fountain Hills!

Happy New Year to All!! I hope you all had a wonderful holiday with your family and friends. I know I did - I saw 'A Christmas Carol' at the Hale Theater in Gilbert. This was the third year that I've gone and it was the best performance yet! It's a great little theater. If you haven't been before, you should try to go sometime. Christmas eve was spent with my family and Christmas Day I was invited to an 'Orphan' Christmas. It was an amazing sit down dinner for 26 - complete with a musician and some after dinner Christmas Carol's.
This week we've had a pretty crazy cold snap. My water pipes actually froze on New Years Eve! Oh... but, the music was HOT and the wine and champagne were flowing at Grapeables Wine Bar. A good time was had by all as we celebrated the new year. Grapeables is another note worthy spot if you haven't been. It's located right down by our world famous Fountain. I'm pretty sure that my dogs (Jake & Elwood) will be delighted to have me back home a bit more. They've been home alone quite a bit with my holiday social schedule!
It's been a really good 2010 and it's all thanks to you for your continued support and referrals - THANK YOU! I look forward to a new and exciting 2011!!

Fountain Hills Market Conditions - January 2011

Sales are up and inventory is down!  As of January 1st, there are currently 487 homes for sale in Fountain Hills - 289 of those are single family homes and 103 (of the total) are distressed (either Short Sales or Foreclosures).  The average price is $561,964. There are 66 homes that have gone under Pending Status (under contract) and the average number of days on the market were 150. The average price of those Pending Sales is $367,001. There were 64 homes that sold/closed escrow in December with an average sales price of $265,016. Approximately 50% of our Closed or Pending sales are distressed. On average, sellers are gettting about 94% of their list price. Fountain Hills home values are down by an average of 50% from 2005-2006. Interest rates are the lowest they have been in 60 years!  We are starting to see some signs that they are ticking up a bit.  The time to buy is NOW!
